Work on building #86 is almost complete, pending access to one unit. Per the LA Dept of Building Safety, disconnect switches for electric water heaters are now required; Triple C is completing. Painting is ongoing; final inspections are imminent.
RESIDENTIAL BUILDING PAINTING AND INSULATION
Buildings #25 and #28 are complete; carpentry on Building #38 is complete. Repair on building #46 begins shortly.
GARAGE RESTORATION
Carpentry repairs and painting for Courts 2, 9, and 12 began in September, including fumigation. There is a significant damage on the siding in Court 2, primarily from bougainvillea planted in the narrow beds next to the garage buildings.
ADMINISTRATION/CLUBHOUSE ROOF REPAIR
LCS has identified a material that appears appropriate for the project and can carry a long-term warranty. A sample will be delivered next month.
ROOF INSPECTIONS AND EVALUATION
Lane Consulting Services (LCS) continues to integrate inspection data gathered from recent proposal efforts and broader planning considerations. Those findings are expected to be a key strategic tool for establishing project priorities, phasing plans, and reserve budget forecasting.
SECURITY SCREEN DOORS
The cost of the Association-approved Crimsafe (now “Ultimate Door”) security screen door had risen to $1,980 before tax. Board and Management are seeking more economical options for residents.
COURT 8 SUPPLY LINES PROJECT
Trenching is complete at Buildings 39, 42 and 43. Twice during the course of the project, older portions of the water main line broke, resulting in temporary outages. Both incidents were repaired promptly; expected completion is September 25th. VG Landscape Manager George Hilder has been taking proactive measures to preserve adjacent landscaping, especially plants and trees.
eUNIFY IMPLEMENTATION
Work this month focused on a detailed walk-through of the uManage system, including configuration of resident profiles, the creation of committees, and setup of custom reports and dashboards. The team is preparing for pilot testing prior to a broader launch.
GARAGE COURT LIGHTING UPGRADES
Evaluations for additions and replacements for five courts are complete. The funding for equipment and installation was passed by the Board this meeting.
SERPENTINE WALLS
After initially providing an estimate to repair one brick wall, Troxler and Sons now says that, logistically, it cannot execute the repair of a single wall. Negotiations with another contractor, Boston Brick & Stone, are underway.
SEWER AND GAS LINE INSPECTIONS
Southern California Gas Company (SoCal Gas) contacted Management regarding inspections of sewer laterals and underground gas lines, to identify instances where they may intersect, posing a safety hazard. If issues arise, SoCalGas will take corrective actions at no cost to the Association.
SB326 BALCONY REPAIRS
To date nine Level 4 and five Level 2 balconies have been repaired. Repair work for thirteen additional Level 4 and three Level 2 balconies is scheduled. Estimated completion April, 2026.
