The September Board meeting was held on September 23, attended by 37 people, including nine members of the Board, management, residents and guests. Topics discussed include: getting a loan for infrastructure projects, Handbook revisions, building maintenance, Clubhouse roof repairs, hiring architectural consultants, and preparing for a new Facilities Manager.
The evening’s most consequential discussion involved examining the pros and cons of taking out a loan to apply to some of the property’s major infrastructure projects. The Board agreed to look at proposals and scenarios to find the most expeditious approach. There was no vote at this time.
HANDBOOK REVISIONS
The Board set in motion two VGOA Handbook revisions:
- PET RULES will be revised to eliminate breed and size restrictions, and to limit the number of pets to three per unit.
- VIOLATION FINE LIMITS have been capped per an amendment to State Civil Code, AB 130, for violations not related to health or safety.
- These and other past revisions will be submitted to a 28 day comment period before the Handbook is brought into compliance.
ROOF REPAIR
A cost study conducted to evaluate roof repair in a Court 1 garage, damaged by a fallen tree limb, indicated that replacing the building’s entire roof was more cost-effective than repairing just one section. It was passed.
CLUBHOUSE RECESSED LIGHTING
Foot traffic on the Clubhouse roof to address repairs caused insulation dust to leak through the Main Room’s recessed lighting fixtures, requiring maintenance and repair. Management has received an estimate, and is seeking other solutions.
ARCHITECTURE CONSULTANT APPROVED
The Board passed a resolution brought by Director Steve Haggerty to hire architectural consultants to assist with preservation issues that may arise from installing the mini-vaults required by LADWP outside the existing buildings.
IN OTHER NEWS
The Board agreed to take steps to prepare for a new Facilities Manager, once Linda Pollari’s term of service ends in about five months.
