ELECTRICAL PILOT PROJECT:
Inspections on Building 1 were approved. In Buildings 88 and 91, work in all but one unit each was approved, due to scheduling in the former and a homeowner modification on their electrical panel in the latter.
ROOF INSPECTIONS:
The Request for Proposal (RFP) for a comprehensive inspection and evaluation of all building and garage roofs will be sent out for bid in mid-October.
TREE PRUNING:
Now that nesting season is completed, Bartlett Tree Experts is working on proposals to address a long list of High Priority trees; a separate report on Medium Priority trees will be presented to the Board at the October meeting.
SB326 BALCONY INSPECTIONS:
Inspections were completed on September 6, with a report forthcoming. Balconies in need of repair will be addressed per the report’s recommendations; unit owners will not be required to submit Work Orders.
GARAGE COURT PILOT LIGHTING PROJECT:
New fixtures are being collected and will be installed in early October in Courts 1, 2, and 7.
RESIDENTIAL BUILDING PAINTING & INSULATION:
This project is proceeding on schedule. We are halfway through the 2024 repairs.
GARAGE WORK & INSPECTIONS:
Inspections commenced in Court 11 on September 13, followed by termite fumigation and treatment September 16-19. Pressure washing and carpentry are underway, with the entire project set to be completed by October 25. Initial garage inspections were completed in Courts 1, 2, 4, and 5, and will continue at a rate of two courts per week.
SERPENTINE WALLS:
Structural Engineer Bruce Danziger has completed the LADBS-required drawings and calculations. Cost increases since the original 2021 proposal require contractor Craig Troxler to submit a revised proposal to the Board for approval. A list of specific walls needing repair or replacement will be submitted to the city for permitting.
