Manager Sherri Giles updated the Board of Directors on topics including SoCal Gas line inspections, lighting upgrades, annual garage inspections, security screen doors, electrical upgrades, landing sidewalk replacements residential building painting & insulation, roofing and balcony projects, water supply lines.
SoCalGas has requested access to the property to look for instances where gas lines may intersect with sewer laterals. Any repair work will be paid for by SoCalGas. The utility has not yet notified the Office which units or buildings will be part of their survey.
RESIDENTIAL BUILDING PAINTING AND INSULATION
Buildings #25, 28, and 38, are complete, with small follow-up repairs ongoing. Work on Building #47 has begun, though the schedule has been adjusted due to lack of patio access.
ANNUAL GARAGE INSPECTIONS
Property-wide garage inspections are expected to begin in early December. A full inspection schedule will be announced shortly.
BALCONY REPAIRS
Thirteen Level 4 and six Level 2 balconies will have been completed to date. Eight more Level 3s and three more Level 2s will be repaired in 2025.
LIGHTING UPGRADES
Management has ordered more than 75 new fixtures for driveways and walkways which will be installed as part of the Lighting pilot project.
SECURITY SCREEN DOORS
The vendor Crimsafe (formerly Wynstan) notified Management that pricing remains $2,173 for now, but is likely to increase in the coming year. Management has contacted other security door providers for product and general pricing information. Initial reports suggest that their numbers aren’t far off from those of Crimsafe.
ELECTRICAL UPGRADE PROJECT
Rewiring in buildings 14, 16, and 86 is complete, as well as most patching and painting. Triple C is working through some LA Dept. of Building & Safety requests based on updates to the code. Final inspection is expected soon.
LANDING SIDEWALK REPLACEMENTS
Management is looking into the cost of repairing or replacing the concrete landings outside 21 units. An estimate will be included on next month’s agenda.
CLUBHOUSE ROOF PROJECT
Work is underway to find shingle and assembly samples that match the historic tone, texture, and color of the existing roof, with the goal of securing approval from LAOHR.
GARAGE RESTORATION
Repair on Court 2 buildings and structures is complete. Plant damage led to $32,000 in extra costs toward carpentry repairs. Painting is underway, while the repair crew moved on to Court 9. The project for the year will conclude in Court 12; work there begins on December 1.
