There were two Board meetings in October, one on the 15th and the second on the 28th. The preliminary meeting allowed the Board to approve a lower premium for the property’s insurance package and to hear a report and request from Landscape Manager George Hilder for additional funds for landscaping.
Topics discussed include the 2026 VGOA budget and landscaping human resources, serpentine walls, Clubhouse improvements based on the Ad Hoc Committee's survey,
The 2026 budget with an 18% dues increase was presented to the Board by Finance consultant Claire Knowlton. Most of the discussion involved whether to increase the size of the landscaping team. In the end, the Board voted 5 to 4 to pass the budget with an increase to the landscape maintenance line item.
SERPENTINE WALLS UPDATE
The Board approved a proposal from Boston Brick Services to repair part of one patio wall at a cost of $9,789. Boston Brick also estimated that rebuilding an entire wall would cost more than $70,000 because of an LAOHR requirement to use original materials.
AD HOC FUND DISBURSEMENT DISCUSSED
After conducting a survey of residents’ priorities, the Ad Hoc Committee presented a two phase plan for Clubhouse improvements, including replacing window treatments and curtains, installing track lighting, and replacing the ceiling fans. Closet redesign and painting will follow. All changes will be presented to DRC for compliance.

- The contract for the required annual audit was passed.
- Roof cleaning was approved.
- Funds to replace the broken oven range in the clubhouse were approved.
- A Holiday Market sponsored by the Ad Hoc Café staff was approved pending confirmation it will not violate any governing documents.
- Finally, the Board passed a Cultural Affairs Committee project wherein two residents will conduct free monthly collage workshops in the Clubhouse.
