ELECTRICAL PILOT PROJECT:
All electrical work for Buildings 1 and 91, as well as the interior electrical work for Building 88, has been approved by the Los Angeles Department of Building and Safety (LADBS). Our contractor, Triple C, reports that all new wiring, switches, outlets, electrical panels, meter boxes, etc., meet current electrical code requirements and have passed inspection.
RESIDENTIAL BUILDING PAINTING & INSULATION:
This project is proceeding on schedule. Three of the 2024 buildings are three-bedroom units with single-story kitchen and dining rooms. These structures are being insulated from both the interior and exterior and require additional patching and painting.
GARAGE COURT PILOT LIGHTING PROJECT:
New fixtures are being installed in Courts 1, 2, and 7. The brightness, color temperature, and angle of the lighting will be adjusted after installation is completed.
GARAGE WORK & INSPECTIONS:
Work is nearing completion on garage Court 11. Additional dry rot was discovered on two roof overhangs, extending work past October 25. Work has begun in Court 7, with termite treatment, carpentry, pressure washing, prep work, and painting scheduled for completion by November 25. Garage inspections in the remaining courts are ongoing at a rate of two courts per week.
SB326 BALCONY INSPECTIONS:
California Balcony Inspections (CBI) completed its work and submitted a 345-page report on September 29. Balconies were graded on a 1-5 scale, with Level 5 requiring immediate attention, down to Level 1 (perfect). There were no balconies rated Level 5. One hundred balconies were rated Level 4 and will need some repairs, which will occur as the buildings undergo painting.
