Manager Sherri Giles updated the Board of Directors on topics including electrical upgrades; residential, administrative, and garage building maintenance; serpentine walls; roofing and balcony projects; SoCal Gas lines, lighting improvements; eUnify software; garage inspections, and security screen doors.
THE ROOF PROJECT, ELECTRICAL UPGRADES,
GARAGE RESTORATION, and BALCONY REPAIRS:
All of these (save the roof project) are near completion; however all have been delayed by the seasonal rains this month and its effect on surfaces.
SERPENTINE WALLS
Work is ongoing to keep this project on time and at a manageable cost. The Management and Maintenance team have discovered a cache of reclaimed wall bricks in their materials storage, and have asked Boston Brick and Stone whether these could be used in rebuilding efforts. BBS is inspecting them.
LIGHTING UPGRADES
We’re still awaiting delivery of new fixtures for driveways and walkways.
ANNUAL GARAGE INSPECTIONS
Property-wide garage inspections will begin December 8; notices will be distributed shortly.
SECURITY SCREEN DOORS
To find affordable alternatives to Crimsafe, Management is soliciting bids from two other companies.
SOCAL GAS LINE INSPECTIONS
There has been no progress on this item; SoCal Gas has not responded to repeated queries.
eUNIFY
Phase 2 is underway, populating the system with resident contacts, setting up email accounts and testing.
LANDING SIDEWALK REPLACEMENTS
Management has contacted two landscape architects to help design and bit on the twenty-one high-risk landings, and is awaiting replies.
