Manager Sherri Giles’ updated the Board of Directors on topics including the electrical pilot project, residential building painting and insulation, garage maintenance and inspections, a reserve study, the garage court pilot lighting project, tree pruning, roof cleaning, and SB326 balcony inspections.

ELECTRICAL PILOT PROJECT:
Electrical work for Building 88 has been approved by the Los Angeles Department of Building and Safety (LADBS), but is awaiting its final permit, pending a possible requirement for an additional structural review.
RESIDENTIAL BUILDING PAINTING & INSULATION:
This project remains on schedule, with work on Building 75 in progress and repairs on Building 76 underway.
GARAGE MAINTENANCE & INSPECTIONS:
Garage work in Court 11 is nearly complete, aside from final repairs on two building overhangs, which showed dry rot. Courts 7 and 3 were inspected to determine if these issues exist there. Painting in Court 7 should be completed, and garage inspections and termite fumigation in Court 3 should be finished by the first week of December.
As previously reported, due to a vendor error during last month’s fumigation in Court 7, some plants were not adequately protected. Those that do not survive will be removed and replaced as needed.
RESERVE STUDY:
Association Reserves representative Johannes Koerm, and Board Directors Steve Haggerty, Chris Scornaienchi, and Sherri Giles met to start the reserve study process in October. Management has since provided updates to Mr. Koerm, who is preparing a draft report for review.
GARAGE COURT PILOT LIGHTING PROJECT:
New and replacement driveway and walkway fixtures in Courts 1, 2, and 7 were reviewed by several members of the Safety Committee and Board, and adjusted by an electrician on Friday, November 8, during an evening walk-around.
MEDIUM PRIORITY TREE PRUNING:
Tree care vendor Bartlett is working on proposals to address the high-priority trees and will also produce a separate proposal for the medium-priority trees. Management anticipates being able to present costs to the Board at the December meeting.
ANNUAL ROOF CLEANING:
Tri-County Power Washing will begin the annual roof cleaning of all residential buildings and garage structures on Thursday, December 18, and will complete the work on Monday, December 23.
SB326 BALCONY INSPECTIONS:
California Balcony Inspections (CBI) completed its work and submitted its report on September 29. They identified 100 balconies with Level 4 damage, with evidence of wood rot and/or termites. A preliminary estimated budget will be presented to the Board at the next meeting. All balcony repairs will take place as part of the annual building painting and insulation schedule.
