The November Board Meeting was held on November 12, with 32 attendees, including management and 9 board members. The meeting was scheduled early in the month to accommodate the Thanksgiving holiday.

INSPECTORS APPOINTED:
The Board appointed Robert Creighton, Heide Oglesby, and Michael Bouche as inspectors for the 2025 Village Green Owners’ Association election of directors.
SOFTWARE UPGRADE:
There was continued discussion about transitioning many of the Association’s processes to a single online solution to centralize design modification requests, work order submissions, violation notifications, and electronic communication with owners and residents. Directors asked questions regarding whether and how the system would interface with some of the existing processes used by Ross Morgan. Ross Morgan will be responsible for creating a transition plan and training current staff to use the new system. Directors agreed to consider hiring a project manager to assist with some of the work.
POWER IN GARAGE COURTS:
There was further discussion regarding Civil Code 4745, which prohibits HOAs from unreasonably restricting the installation or use of an electric vehicle charging station within an owner’s designated parking space. There have already been incidents where circuit breakers were tripped for entire garage courts because electric vehicles were plugged into outlets in the garages.
Directors agreed to ask LADWP and electrical engineering firm Hariton for statements confirming that the Association’s power supply is insufficient to accommodate charging stations. Additionally, the Association’s counsel will be asked to draft a charging policy with these limitations in mind.
