Manager Sherri Giles’ updated the Board of Directors on topics including residence and garage building maintenance, serpentine walls, laundry machines, and our new Escort & Patrol company, Green Knight Security.
RESIDENTIAL BUILDING PAINTING/INSULATION:
Building 51 was scheduled to be completed on November 17. On November 13, power washing began at Building 53 in Courts 10/11. Carpentry repairs, insulation and paint prep commenced November 15. Work at Building 55 in Court 11 is scheduled to begin December 11.
GARAGE RESTORATION/PAINTING:
Courts 3, 7, and 11 have been selected for restoration, which includes termite treatment, carpentry repairs, and paint, as well as roof and foundation work as needed. Ms. Giles noted that, in previous Manager’s reports, this work was scheduled to begin in mid-October. However, given the project's complex nature, involving multiple vendors and overlapping work, the anticipated start date has been moved to December, contingent upon the availability of adequate staff resources.
LAUNDRY MACHINE CONTRACTOR:
Management met with two prospective laundry service providers, seeking service proposals from them as well as our current vendor, WASH. Management hopes to provide all proposals and relevant supplemental information for the Board’s consideration at December’s meeting.
SERPENTINE WALLS:
Last month, Contractor Craig Troxler compiled and submitted information for the serpentine wall repair, per the request of Lambert Geissinger of the Los Angeles Office of Historic Resources. At long last, Geissinger has granted the use of the oversized brick for full wall replacement; he emphasized the importance of salvaging as much of the original brick as possible for the partial wall repairs, which Management and Troxler will endeavor to do.
NEW PATROL & SECURITY SERVICE:
Last month the Board voted to award the security contract for the Association to Green Knight Security. Public Security, the Green’s previous service provider, ended their service at 8:00 am on November 24th. Management has been working to onboard Green Knight Security which is actively engaged in the recruitment of personnel and the development of post orders tailored for the site. Greg Norris of Public Security, has been hired by Green Knight to serve as Post Commander. Management has drafted and distributed relevant details pertaining to this transition.
