The board meeting was held on May 27, attended by 42 people, including eight members of the Board, management, residents and guests.
Landscape Manager George Hilder made a request for additional staff to manage the landscape disruption caused by a large pipe excavation project in Court 8. He requested 3-4 workers for four weeks. The directors questioned the additional cost, so Director Laura Civiello offered to cost out comparable jobs and help with a revised proposal for next month.
RESIDENT LANDSCAPING AT THE GREEN
Mr. Hilder also drafted a proposal to standardize landscaping by residents in and around their units. Referring to the many personal touches applied to residence perimeters, he asked for “systematic, thorough and fair landscape treatment standards property wide.” Several members of the Tree & Landscape Committee voiced their opposition in the Homeowner comments that preceded the meeting. It was agreed that Mr. Hilder would fine-tune this proposal, with the assistance of the TLC liaison and the committee chair. It was tabled for further discussion.
“DECLARATION OF RESTRICTIONS” PASS
On the advice of legal counsel, the management team introduced a new tool called the “Declaration of Restrictions” (DOR) designed to protect the Association from undue repair costs. The DOR will clarify that when a homeowner alters a common area element located inside their unit—such as plumbing, electrical or structural components—responsibility for maintaining and repairing that alteration will belong to the homeowner, not the Association. This includes changes that may have occurred prior to the current owner’s occupancy. Going forward, if a homeowner’s proposed unit modification affects a common area element, the Board’s approval may require the homeowner to sign a DOR. The measure was approved.

- The Board approved the expense to purchase three whiteboards printed with the property map for management, landscape and maintenance staff, at a cost of $3473.47.
- Gas powered leaf blowers—already illegal in the city of Los Angeles—were banned from the property.
- The year’s budgets for Pest Control, Painting and Insulation, as well as annual Balcony, and Garage repairs were approved by the Board.
