March 2025 Management Report

Manager Sherri Giles updated the Board of Directors on topics including electrical upgrades, residential and garage building maintenance, serpentine walls, court lighting, roof inspections, and balcony repairs.
ELECTRICAL UPGRADES, CONT’D
As presented in an earlier resolution, Buildings 14, 16, and 86, representing building types 3, 7, and 5, have been selected for the replacement of electrical wiring in 2025. An informational meeting with residents will be scheduled in the spring, and work will start soon after.

RESIDENTIAL PAINTING/INSULATION
Residential building painting and insulation have been completed for 2024, pending the repair of a roofing issue uncovered during painting prep. Management will determine the next group of buildings for the 2025 paint cycle and present a resolution for this work at the March Board meeting.

Concerns about the painters’ work during rain have been addressed. The vendor confirmed it does not paint on rainy days but can and does perform non-painting tasks in wet weather. All painting occurs at least three dry days after rain. The vendor provides a three-year warranty on work and materials.

GARAGE WORK, CONT’D
The work on garages in Courts 3, 7, and 11 is nearly complete. Management will begin evaluating garage courts to identify the next structures for the 2025 paint cycle and will present a resolution for this work at the March Board meeting.

​GARAGE STRUCTURES TREE DAMAGE
Repairs on garages damaged by trees will begin in March.

SERPENTINE WALLS
Craig Troxler has submitted a revised proposal for serpentine wall repair, reflecting cost increases since the original 2021 estimate. This will be presented for Board review next month. 

SB326 BALCONY REPAIRS
Management received estimates from two vendors for carpentry repairs of Level 4 damage in 11 balconies, which provided an average cost of $800 per balcony, with additional costs for painting. California Balcony Inspections graded 100 balconies at Level 4 due to wood rot and other needed repairs. Four balconies were addressed in 2024; 96 remain and must be repaired before the next SB326 inspection in 2033. A schedule to complete the repairs by then will be presented to the Board for approval.

COURT LIGHTING
Adjustable driveway light fixtures in Courts 1, 2, and 7 are on order.

ANNUAL ROOF INSPECTIONS
Lane Consulting Services began inspecting residential and garage roofs in late February and will make their way around the property over the next five to six weeks. Their assessment will provide a comprehensive evaluation of roof conditions throughout the community and is crucial in planning and budgeting for future repairs.
