The Association’s legal counsel recently drafted an Electric Vehicle Charging Station (EVCS) Policy. The initial draft required an immediate revision, which will be presented to the Board for review next month.
SERPENTINE WALLS
Little has changed since last month’s report. The masonry contractor with experience in historic restoration reaffirmed interest in the project but has yet to submit a proposal.
SB326 BALCONY REPAIRS
Ten Level 4 and four Level 2 balconies will be repaired as part of the Building painting and insulation projects. An additional eight Level 4 balconies will be repaired this year.
RESIDENTIAL BUILDING PAINTING/INSULATION
Carpentry repairs, insulation, and painting of Buildings 14, 25, 28, 38, 46, 47, 50, 61, 63, and 91 will begin on Monday, July 7, starting with Building 25, proceeding in numerical sequence and ending with Building 14.
ADMINISTRATION/CLUBHOUSE ROOF PROJECT
To inform the Clubhouse/Administration building roofing project, Lane is researching roofing options that balance performance, affordability, longevity, and compatibility with the Mills Act. Kimbro Frutiger of Architectural Resources Group (ARG) has been hired to assess those options with the lens of getting approval from LAOHR (LA’s Office of Historic Resources).
ELECTRICAL UPGRADE PROJECT
Work commenced on Building 14 in late May; four units have been rewired. Alex Painting has been hired to patch and paint, saving the Green both time (in each unit) and money.
ROOF INSPECTIONS AND EVALUATION
Lane Consulting Services completed assessments to all residential and garage roofs in April. Lane’s full report will also include learnings from the Clubhouse / Administration building roofing project. It will help to establish priorities, planning, and budgeting.
COURT 8 SUPPLY LINES PROJECT
Management is preparing to move forward with the replacement of the water supply lines serving Court 8. The project is scheduled to begin in late July or early August and will take four weeks to complete. George Hilder, our Landscape Manager, will oversee replanting.
GARAGE RESTORATION
Repairs and painting of Courts 2, 9, and 12 garages, trash and outdoor laundry drying areas will be scheduled after water damage to some of the garage overhangs is addressed. A proposal for these repairs will be presented at the July meeting.
