Assistant Manager Maybeen Polanco updated the Board of Directors on topics including electrical upgrades; residential, administrative, and garage building maintenance; serpentine walls; roofing and balcony projects; water supply lines; garage court lighting; eUnify software; and security screen doors.
The east side of the Clubhouse has been damaged by a large mature Cork Oak tree that had been planted too close to the building. Management began repair efforts, consulting Village Green’s arborist, Christy Cuba, and Structural Engineer Bruce Danziger. The oak’s roots have been inspected; repairs will begin in late fall when cooler temps put less stress on the tree.
ELECTRICAL PROJECT
Work on building 86 commenced on July 17. Rewiring is complete, with ongoing patching and painting by Alex Painting.
COURT 8 SUPPLY LINES PROJECT
Management is preparing to replace the domestic water supply lines serving Court 8. The project is scheduled for August, and will take approximately four weeks.
GARAGE RESTORATION
Carpentry repairs and painting Court 2, 9 , and 12 garages, trash areas, and drying yards will be scheduled after the garage roofs are repaired. The vendor’s proposal is pending.
SERPENTINE WALLS
Management has engaged a masonry contractor for a small-scale repair project. The contractor has sent a proposal which will be presented to Board at the August meeting.
SB326 BALCONY REPAIRS
To date a Level 4 and a Level 2 balcony have been repaired at Building 25. Scheduling repair work for eight additional Level 4 balconies is underway.
RESIDENTIAL BUILDING PAINTING AND INSULATION
Work began with Building 25 on July 7. Power-washing, scraping, and insulation have been completed. Carpentry repairs started on July 17.
CLUBHOUSE REPAIRS
Under the Association’s Mill Act obligations, the Association is to make repairs using historic materials. However, the roofing materials used when the property was built are no longer warrantable. LCS and A-1 All American Roofing believe they’ve identified materials that may be acceptable alternatives and deliver a substantial cost savings. Coordination continues with Kimbro Frutiger of Architectural Resources Group (ARG) to ensure that any final recommendation will be approved by LAOHR.
eUNIFY IMPLEMENTATION
Meetings were held in July with Management, Board members, eUnify engineers, and project manager Nishu Varma to establish a timeline and process for rolling out eUnify. The first phase will include setting up password- protected owner access to the Community Portal, posting board meeting materials, and publishing the Association’s calendar of events.
GARAGE COURT LIGHTING UPGRADES
The LED pilot project walkaround was completed on June 26. The group identified the need for additional fixtures and adjustments.
ROOF INSPECTIONS AND EVALUATION
Lane Consulting Services (LCS) is nearing completion of its final report, and will integrate their inspection findings with research related to the repair of the Clubhouse-Administration building’s roof.
