Manager Sherri Giles’ updated the Board of Directors on topics including the electrical upgrade project; building painting & insulation; garage inspections, restoration & painting; roof inspections; serpentine walls; laundry machines; and balcony inspections.
ELECTRICAL UPGRADE NEWS:
Electrical work in Building 88 has proven to be more challenging than the work on Building 91. A Type 8 building with brick bungalows on each end, Building 88’s design makes stringing electrical feeders to connect all units more time-consuming. Our Project Coordinator Brian Waschgau has been the chief liaison between contractors and residents.
PAINTING & INSULATION:
Repairs on Building 26 commenced on July 16. Building 11 repairs were completed on July 18, including replacement of decking on two balconies.
GARAGE RESTORATION & PAINTING:
Restoration and painting for the garages in Court 11 will begin on September 23; work on Court 7 garages will follow on October 25; Court 3 work will begin around December 4. Concrete work in Court 3 will begin while the restoration and painting are taking place in the other courts. Management is finalizing the schedule for termite fumigation and treatment.
ROOF INSPECTIONS:
Management awaits completion of RFPs to distribute to three companies, one of which will be hired to evaluate all building and garage roofs.
GARAGE INSPECTIONS:
The garage inspections for Courts 3, 7, and 11 are tentatively scheduled for September 13th. Inspections for the remaining courts will be conducted at a rate of two courts per week beginning on September 10th.
SERPENTINE WALLS:
Structural engineer Bruce Danziger and contractor Craig Troxler visited the Green and met with Manager Sherri Giles to inspect walls and discuss requirements. Mr. Danziger will submit plans and load calculations to the Los Angeles Department of Building and Safety for approval.
LAUNDRY MACHINES:
Feedback has been mostly positive for the new laundry service and machines. However, the All-Valley payment system requires a refundable pre-authorization hold fee of $10 for credit cards. Management is negotiating the waiving of that fee.
SB326 BALCONY INSPECTIONS:
Inspections are scheduled to begin August 26 and will take three days. Residents are asked to clear furniture and other items from balconies in advance. In addition, inspectors may request that residents remove any attached materials like carpeting or boards.
