Triple C is close to finishing its negotiations with LADBS on final changes for Buildings 14, 16, and 86, including an exterior connection. Final inspection is likely this coming month.
RESIDENTIAL BUILDING PAINTING/INSULATION
Rain delays have set the schedule back by two weeks. However, insulation, carpentry, repairs and paintings are near complete on building #61; work on building #63 will soon follow.
GARAGE RESTORATION
All carpentry repairs in Court 12 are complete, and painting is near completion.
SERPENTINE WALLS
A visit with Boston Brick & Stone (BBS) hasn’t yet occurred, but is scheduled, to determine whether the stored bricks are sound for the wall repair project at 5120. Work is expected to begin in late February.
ANNUAL GARAGE INSPECTIONS
The second round of garage inspections will begin the last week of January and will finish mid-February.
BALCONY REPAIRS
Seventeen Level 4 and eight Level 2 balconies will have been repaired to date. Three more Level 4s and one more Level 2 will be repaired in compliance with the 2025 schedule. In the next 3 years repairs on 37 Level 4 balconies will be completed, as well as 25 of the remaining uninsulated buildings.
CLUBHOUSE ROOF PROJECT
Management anticipates convening working sessions soon with Lane Consulting Services and A-1 Roofing to refine the search for a roof assembly that meets historic, performance, and cost requirements. Rod Lane has delivered sample boards and roofing materials designed to resemble the historic look of the roofs.
eUNIFY IMPLEMENTATION
Core data and portal structures are in place; remaining work centers on configuration clean-up, data refresh, focus-group testing, staff training, and final launch preparations for a rollout sometime in March.
SECURITY SCREEN DOORS
Management is nearing completion of a study to supply doors at a lower price than comparable products offered by other vendors, and will present these to the Board next month.
GARAGE COURT LIGHTING UPGRADES
All Fixtures are due Feb 15. Installation and asjustments will happen immediately after.
