We’re close to final inspections in Buildings 14, 16 and 86. Triple C installed an exterior disconnect on one unit’s meter, per a new LADBS requirement; LADBS did not pass the work due to additional, previously unidentified corrections. Triple C will endeavor to hit this moving target next month.
RESIDENTIAL BUILDING PAINTING/INSULATION
Building 63’s insulation and patching are complete.
Carpentry repairs, patching and painting are underway. Work on Building 91, including power washing and an insulation survey, should be underway.
GARAGE RESTORATION
Carpentry repairs and painting in Courts 2, 9, and 12 are complete, with the exception of damaged garage door eaves. A-1 Roofing is scheduled to complete the repairs.
SERPENTINE WALLS
Jim Killeen of Boston Brick & Stone (BBS) examined the 5120 wall and determined that the property’s stockpiled bricks were suited for this project and will use existing supply. Work is expected to begin within a month.
ANNUAL GARAGE INSPECTIONS
The third round of garage inspections has been completed. Owners who had refused access to their garages will be notified of actions taken by the Enforcement Committee.
BALCONY REPAIRS
Nineteen Level-4 and eight Level-2 balconies have been repaired to date. By April, 2026, we will have repaired twenty Level-4 balconies, with further repairs scheduled, tied with painting and insulation cycles.
CLUBHOUSE ROOF PROJECT
Management, Lane Consulting, A-1 Roofing and ARG met at the Clubhouse with several Board members to review roofing material samples that would approximate Village Green’s historic gravel roofs while meeting modern performance and warranty standards. ARG confirmed that the original gravel built-up roof system is outdated and not eligible for a manufacturer’s warranty. Our contractors are also working on redesigning the roof eave’s edge such that it does not trap water on the roof.
Various elements affecting performance and appearance were also examined, with Lane Consulting and ARG coordinating next steps, including a presentation to the Los Angeles Office of Historic Resources (LAOHR), a cost estimate, and a mock-up installation at the office building. Most of this work is expected to be complete by mid-March.
eUNIFY IMPLEMENTATION
Focus this month was on launching the Community Portal. The team worked with eUnify to incorporate participant feedback and implement enhancements to create a more intuitive, user-friendly experience for homeowners.
