Manager Sherri Giles updated the Board of Directors on topics including electrical upgrades; residential, administrative, and garage building maintenance; serpentine walls; roofing and balcony projects; water supply lines; garage court lighting; eUnify software; and security screen doors.
Work on building 86 is nearly finished and on schedule, pending some minor delays.
RESIDENTIAL BUILDING PAINTING AND INSULATION
Work on Building 25 is complete. Work on Building 28 is underway and work on Building 38 will begin September 3.
GARAGE RESTORATION
Work on Court 2, 9, and 12 garages, trash areas, and drying yards is scheduled to begin September 15, including repair of rooftop damage and water-damaged soffits. Inspections will precede this work.
SERPENTINE WALLS
Management has received a proposal to repair a wall in Court 1; it will be submitted to the Board at next month’s meeting.
SB326 BALCONY REPAIRS
To date seven Level 4 and five Level 2 balconies have been repaired. Repair work for 15 additional Level 4 and three Level 2 balconies is scheduled. 23% of the Association’s balconies will have been repaired by year’s end.
ROOF INSPECTIONS AND EVALUATION
Before presenting their final report to the Board, Lane Consulting Services (LCS) will integrate their research related to the repair of the Clubhouse-Administration building’s roof.
COURT 8 SUPPLY LINES PROJECT
Work on replacing the domestic water supply lines serving Court 8 is scheduled to begin September 2. It will be the first major infrastructure project to also include the input and guidance of Landscape Manager George Hilder.
eUNIFY IMPLEMENTATION
The initial project scope has been aligned around launching the Community Portal as the first major milestone, with additional features to follow in phases. Core data for each unit has been imported, including building and court numbers, and owner details. The next phase will focus on adding garage assignments, grouping units by court and building type.
SECURITY SCREEN DOOR COSTS RISE
Crimsafe, manufacturer of the pre-approved reinforced screen door in common use at the Village Green, has increased their price to nearly $2,200, with a 6 to 8 week lead time.
GARAGE COURT LIGHTING UPGRADES
A pilot project walkaround identified additions and replacement lighting in garage Courts 3 and 4. A resolution to cover this additional work will be presented to the Board at a future meeting.
CLUBHOUSE-ADMINISTRATION ROOF PROJECT AND REPAIRS
Two resolutions were submitted to the Board to authorize consulting support from LCS and ARG needed to move forward with the project which will establish the framework for phased residential and garage roof restorations.
