Manager Sherri Giles’ updated the Board of Directors on topics including electrical upgrades; garage, roof and balcony inspections; serpentine walls; garage court lighting; tree pruning; and residential and garage building maintenance.
ELECTRICAL UPGRADE NEWS:
The interior electrical work in Building 88’s ten units was completed on August 23. Work on Building 1 began in late August.
ROOF INSPECTIONS:
Two companies have visited the property; the Request for Proposal (RFP) for a comprehensive inspection and evaluation of all building and garage roofs is in the process of being finalized.
SERPENTINE WALLS:
Structural engineer Bruce Danziger, in coordination with Craig Troxler, has submitted updated drawings and calculations for walls that need repair. Once the scope of work is finalized, Danziger will submit a plan to the city for approval. Troxler will take over the process with the city at the permitting stage.
GARAGE COURT LIGHTING UPGRADES:
Work is ongoing to find the best sources and prices for the Court 1, 2, and 7 lighting fixtures.
SB326 BALCONY INSPECTIONS:
State-mandated Senate Bill 326 balcony inspections are underway and scheduled for completion the first week of September.
GARAGE MAINTENANCE WORK:
Painting and carpentry will begin in Court 11 on September 23, in Court 7 on October 25, and in Court 3 on December 4. Concrete repair on Court 3 garages will be conducted while the work in other courts is being done. These three garages will be fumigated one week prior to the repair and painting work. Inspections for the remaining courts will begin the week of September 16, at a rate of two courts per week.
TREE PRUNING:
Bartlett Tree Experts is currently working on a proposal to address the trees identified as High Priority by the VG Arborist during bird nesting season, as well as a proposal for Medium Priority trees derived from work orders. Both proposals will be presented at the September meeting.
RESIDENTIAL PAINTING & INSULATION:
Repairs on Building 40, as well as insulation, carpentry, and painting work on Building 26 were completed in late August. Both buildings had units with raised planting beds, which caused structural damage to wood patio fences and building facades. Such structures are to be removed at the owner’s expense.
