April 2025 Management Report

Manager Sherri Giles updated the Board of Directors on topics including the electrical pilot project, serpentine walls, and residential building maintenance--
painting and insulation, roof inspections, and balcony repairs.
ELECTRICAL TRIAL CONTINUES
The rewiring of Building 16 in Court 3 is now underway.

BUILDING PAINTING/INSULATION
Alex Painting and Everguard Insulation have submitted proposals for painting three garage courts. Our longtime carpentry vendor is no longer available; a new vendor will conduct a job walk shortly, and a proposal will likely be available for the Board to review next month. In addition, garage roof repairs in Courts 3, 7, and 11 have been completed.

SERPENTINE WALLS
Smaller repair parameters have made this project more manageable. Maintenance Supervisor Darwin Ruiz has found a new contractor specializing in historic restoration as a possible hire for the revised project. A proposal for the Board to review is expected soon.

BALCONY REPAIR
Repairs for eight balconies are expected to begin this year.

ROOF INSPECTIONS
Lane Roofing began inspections on April 4 and is compiling a proposal to assess all structures and establish a long-term strategy for the property. The company will also be consulted to assess the damaged roofline of the clubhouse.

OPERATIONS PURCHASE
Finally, the Board approved a more powerful laptop computer for the Landscape Manager, whose design programs require more processing power.
